DeFuniak Springs is not 30A
Walton County covers very different kinds of neighborhoods, and the roof conversation changes with them.
DeFuniak Springs and the north end of the county. DeFuniak Springs is the county seat, a lake town with many older homes. Here the questions are usually practical: is this roof worth repairing, is it time to replace it, and would metal suit the house and the street? Humidity and tree debris are a bigger part of the picture than salt.
Freeport. Freeport sits between north and south Walton along the US 331 corridor and the bay. Homes range from newer subdivisions to rural lots, so we look at each one on its own terms.
Santa Rosa Beach, Inlet Beach, and 30A. Along the coast, the roof is often part of a design approval. Many neighborhoods and planned communities have HOA or architectural review rules for roof color, profile, and material. We don't speak for any HOA. We build the system your approval allows, and if a material isn't likely to pass your community's review, we'll tell you at the estimate. Coastal homes also have more wind exposure than homes up around DeFuniak Springs, which is covered in the next section.
Wind design changes from the lake to the beach
-
Walton County is not in Florida's High-Velocity Hurricane Zone, which applies only to Miami-Dade and Broward counties.
-
Under the Florida Building Code, design wind speeds in Walton County are generally higher near the coast and along 30A than in the north end of the county. The county publishes wind speed and wind-borne debris maps. The current 2023 Florida Building Code maps govern a permit today.
-
The exact requirement for your house comes from where it sits on the current map, and the Walton County Building Division confirms it at permitting.
We build the roof deck nailing, underlayment, and flashing to the code for your address and spell it out in your written scope.
South Walton also has county planning rules for things like coastal dune lakes, wetlands, and floodplains. Those reviews belong to the county, not to us. When a project needs planning approval before a building permit, we wait for that approval and then pull the roof permit.
Roofing services we offer in Walton County
-
Metal roofing. Standing seam, snap-lock, and exposed-fastener (screw-down) metal in a range of panel types and gauges. On the coast, the profile and color often have to match a design approval. More on metal roofing.
-
Stone-coated steel. Westlake stone-coated steel gives you a metal roof with a shingle, shake, or tile look. That can be a good fit where a neighborhood prefers that appearance, as long as your approval allows it. More on stone-coated steel.
-
Shingle roof replacement. Architectural shingles from an Owens Corning Preferred Contractor, with tear-off down to the deck.
-
Roof repair. Leaks at pipe boots, flashing, valleys, and vents, plus lifted or missing shingles. More on roof repair.
-
Flat and low-slope roofing. Including Polyglass Polystick self-adhered systems where they fit the roof.
-
Gutters. We can include gutters when the roof edge and drainage call for them, especially on lots with a lot of tree cover.
-
Emergency tarps. If a roof is letting water in, we install emergency tarps to help keep the inside dry until a repair or replacement is scheduled. We answer the phone after hours.

One building division handles Walton County roofing permits
Walton County roofing permits go through one office:
-
Walton County Building Division, 117 E Sloss Ave, DeFuniak Springs. The county has temporarily closed its Freeport building location and centralized permitting in DeFuniak Springs. See the Walton County Building Division.
-
DeFuniak Springs: the city uses the Walton County Building Department as its building inspection department, so permits are pulled through the county. See DeFuniak Springs building and permits.
-
Freeport: the City of Freeport's planning and zoning office reviews building permit applications first, then the permit is issued by Walton County.
-
Santa Rosa Beach, Inlet Beach, and 30A: these areas are unincorporated, so permits are pulled through the Walton County Building Division. Where the county's planning department has to sign off first, that comes before the roof permit.
Our Florida license, CCC1336010, is a state certification. When local registration is also required, we complete it before we apply for your permit.
How a Walton County estimate works
-
Call, text, or book online. Tell us where the house is and what the roof is doing.
-
Bring your roof rules. If your home is in an HOA or a community with design review, have the roofing guidelines handy so the scope matches what you're allowed to install.
-
We come to the house. We look at the roof surface, flashing, edges, and gutters, and at the wind and design requirements for your lot.
-
You get a written scope. It lists the materials, the deck and underlayment work, and the permit we'll pull. There's no pressure.
-
You decide. If a repair is the better call, we'll tell you.
Questions Walton County homeowners ask
Can you match what my HOA requires?
We install systems that meet your approval. If a material or color isn't likely to pass your community's review, we'll tell you before you commit.
Is a roof in DeFuniak Springs the same job as a roof near the beach?
Not usually. Coastal homes generally have higher wind design requirements and more design rules. Inland homes are more often about roof age, tree debris, and repair-versus-replace decisions. The estimate at your house sorts that out.
Who pulls the permit?
We do, through the Walton County Building Division in DeFuniak Springs, after any city or county planning review your lot needs.
