Beach houses and inland houses need different details

Bay County roofs don't all face the same conditions.

Near the water. Homes in Panama City Beach, Mexico Beach, and along the bay take salt air that inland homes don't. Salt is hard on exposed fasteners, edge metal, flashing, and trim. On those houses we pay close attention to the fasteners and metal details a system calls for, and to how the edges and penetrations are sealed. We choose those details at the house, after we've seen the roof.

Inland. In Lynn Haven, Callaway, Youngstown, and the neighborhoods north of the bay, salt is less of a factor. Heat, humidity, tree debris in valleys and gutters, and older roof decks are more often the issue. The roof is still built to Florida code for wind, but the conversation is usually about the condition of the existing roof and the right material for the house.

Bay County wind design, in plain language

Florida's building code sets wind design rules by location, and Bay County publishes its own map for the current code.

  • Bay County is not in Florida's High-Velocity Hurricane Zone. That zone applies only to Miami-Dade and Broward counties.

  • Bay County's map for the 2023 Florida Building Code (8th Edition) shows ultimate design wind speeds of 130 to 140 mph for typical homes (Risk Category II). It also marks a wind-borne debris region near the coast. You can see the Bay County wind-borne debris map on the county's website.

  • The exact requirement for your house depends on where it sits on that map. The building department that issues your permit confirms it.

For you, that means the roof deck nailing, underlayment, and flashing on a re-roof should match the code that applies at your address. We write that into the scope so you can see it before work starts.

Roofing services we offer in Bay County

  • Metal roofing. Standing seam, snap-lock, and exposed-fastener (screw-down) metal in a range of panel types and gauges. We put the panel, gauge, and finish in your written scope. More on metal roofing.

  • Stone-coated steel. Westlake stone-coated steel, a metal roof with a shingle, shake, or tile look. More on stone-coated steel.

  • Shingle roof replacement. Architectural shingles from an Owens Corning Preferred Contractor, with tear-off down to the deck.

  • Roof repair. Leaks at pipe boots, flashing, valleys, vents, and lifted or missing shingles, plus small metal roof leaks. More on roof repair.

  • Flat and low-slope roofing. Including Polyglass Polystick self-adhered systems where they fit the roof.

  • Gutters. When the roof edge and drainage call for them, we can include gutters with the roof work.

  • Emergency tarps. If a roof is letting water in, we install emergency tarps to help keep the inside dry until a repair or replacement is scheduled. We answer the phone after hours.

Permits are pulled through the office that covers your address

Bay County has several permit offices, and the right one depends on whether your home is inside a city. We pull the roofing permit through the office that has jurisdiction:

Our Florida license, CCC1336010, is a state certification. Some cities also ask contractors to register locally. When a city requires that, we complete it before we apply for your permit.

How a Bay County estimate works

  1. Call, text, or book online. Tell us where the house is and what's going on with the roof.

  2. We come to the house. We look at the roof, the flashing and penetrations, the edges, and what the wind map and salt exposure mean for your lot.

  3. You get a written scope. It lists the materials, what we'll do to the deck and underlayment, and the permit we'll pull. There's no pressure and no same-day signing push.

  4. You decide. If a repair makes more sense than a new roof, we'll tell you.

Questions Bay County homeowners ask

Do you work on both beach houses and inland houses?

Yes. The details change with salt exposure and the wind design for your address, which is why we look at the house before writing a scope.

Do you only replace roofs, or do you do repairs too?

Both. If a repair is the right call, we'll say so.

Can you fix a roof another company installed?

Yes, as long as the roof can be repaired properly. If it can't, we'll explain why.

Who pulls the permit?

We do, through the city or county office that covers your address.
